Documentation checklist for Applicant(s)

The following is a list of documents needed to process your mortgage loan with First Commerce Financial. Please contact your mortgage advisor with any questions. Thank you for the opportunity to earn your business! Logo

All Mortgage Applications


Sales contract/purchase agreement signed by buyer and seller.
$300 Application Deposit.
Photo ID (photocopies) All applicant(s).
Full names, date of birth and social security numbers for all applicants.
Complete address for last two years, including name and address of all landlords.
Two year history of employment including employers name, address and phone number, start and end dates, and job titles.
Copy of two most recent year-to-date pay stubs.
Copies of W-2 forms for last two years.
If you are self-employed or earn 25% or more of your pay in commission, provide two years income tax returns (business and personal).
Most recent two months bank account statements (all pages needed, Internet print outs are okay as long as you and the banking institution are identified).
Most recent quarterly statement from your asset accounts (retirement, 401K, stocks, bonds, etc) All pages needed – Internet print outs are okay as long as you and the banking institution are identified.
If you receive or pay child support/alimony, provide signed copy of all divorce decrees/court orders (all pages needed) and three months proof of receipt of payments (three months bank statements showing Friend of Court automatic payments or three months canceled checks).
If you’ve declared bankruptcy in the past seven years, provide copy of discharge and handwritten letter explaining reason for the bankruptcy.

Miscellaneouse Items


If you sold a home in the past 90 days, provide a copy of the HUD-1 Settlement Statement.
If the sale of your home is not complete, provide a copy of the signed Purchase Agreement.
If you own a rental property, provide a copy of current lease agreement(s) and copies of your last two years federal income tax returns.
If you are receiving a gift for part of your down payment, do not deposit funds until you visit with your mortgage advisor.
If you have had a gap in employment for 30 days or more in the last two years, include a letter of explanation.
If you are being relocated by your employer, provide a copy of your company’s relocation policy.
